"Seaside West'' 12 Bdrm, 11.5 Bath, Private Pools, Sleeps 20-36.

The West side of the property features 12 bedrooms , 11.5 baths, a large private concrete pool in Southside deck, elevator, stainless gas grill, handicap roll in shower, and nearly 7000 ft.² of heated and cooled space and 2000 sqft of porches and decks overlooking the Gulf of Mexico. This property is located on a double Gulf front lot. (This home is a larger version of our sister property Castle in the Sand East and West in Orange Beach AL).

The West side of the property sleeps 20-36 guests comfortably in beds. The kitchen features 3 dishwashers, 3 full size refrigerators, multiple ovens, two separate cooktops and two free standing Kitchen-aid ice makers. The kitchen is setup and designed for large groups who enjoy cooking all their meals at home and not fighting the crowds.

The FIRST floor features a Gulf front deck with a 24x15 concrete pool built into the deck, which offers amazing Gulf front views! The deck also feature a large area to layout, as well as a covered porch off south side of den, plus a built in covered grilling area with stainless gas grill. Once inside, there is an oversized den and dining area. The entire first floor has 11 foot tall ceilings and the den has 2 large sets of sliding glass doors, each set of sliders is 9 ft. tall and 10 ft. wide, so guests have amazing gulf views from the den, kitchen and dining area. The first floor has 3 bedrooms in addition to the den, dining area and kitchen. The North-East bedroom features two queen beds and a full private bath (Sleeps 4), the middle bedroom features two sets of Twin XL bunks, (Sleeps 4) and there is a half bath outside this room with bunks. The North-West bedroom features a full private bath w/ roll-in handicap accessible shower and king bed. (Sleeps 2).

The SECOND floor has 5 bedrooms, a large laundry room with two sets of full sized washers & dryers and well as another game/den/sitting area. The two Gulf-Front master bedrooms both have a private in suite full baths, king beds, and an 8ft x 15 ft covered private gulf front balcony.(Each room sleeps 2). The North-West bedroom on this floor has one king bed and a private bath (Sleeps 2), the middle bedroom on this floor has two sets of twin-XL bunks (Sleeps 4) and a full bath across the hall. The last bedroom on this floor, the North-East bedroom has 2 queen beds (Sleeps 4) and a full private bath. All 5 bedrooms on this floor have full baths.

The THIRD floor has 4 more bedrooms with another game room/den/sitting area. The two Gulf-Front master bedrooms both have a private in suite full bath, king beds, vaulted ceilings and an 8ft x 15 ft covered private Gulf front balcony.(Each room sleeps 2). The North-West bedroom has 2 kings beds (Sleeps 4) and a private bath, and the North-East bedroom has 2 queen beds (Sleeps 4) and a private bath. All bedrooms on top floor have private in suite full baths.

The house will sleep up to 36. The first floor will sleep up to 10, second floor will sleep up to 14, and the third floor will sleep up to 12. This home is perfect for groups from 20-36. This home is located in a great location central location appx 2.1 miles West of HWY 59 in Gulf Shores on West Beach Blvd.


(CANCELLATION POLICY: Our cancellation fee is 10% on base rate before fees, then between 120 to 179 days prior to scheduled arrival the first payment of 25% is non-refundable , and under 120 days prior to scheduled arrival all payments are nonrefundable. Trip insurance can be added during booking process for 6.9% if you think you might have to cancel. )

Cancellation Policy
CANCELLATION POLICY: A (180) day notice is required for cancellation. Cancellations that are made more than (180) days prior to the arrival date will incur a flat 10% cancellation penalty on the base rental amount before fees, but cancellations made less than (180) days prior to arrival date will forfeit the full 25% initial reservation payment. Cancellations or changes that are made within (120) days of the arrival date, will result in forfeiture of full payment. This includes the initial reservation payment, rent, taxes and fees.

·Please note: our cancellation policy does not provide refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations and similar events that can affect your trip.

·NO REFUNDS: are issued for cancellations or early departure due to inclement weather or personal circumstances inside the cancellation date range. Guests purchasing travel insurance should consult their insurance provider directly to see if they qualify for a refund.

We strongly suggest that you purchase travel insurance.

TRAVEL INSURANCE: Travel insurance is available through our online booking site. Travel insurance is the sole responsibility of the guest.

Deposit Policy
INITIAL RESERVATION PAYMENT: An initial reservation payment in the amount of 25% of the entire trip cost including base rent and all fees is payable at the time this lease is booked and will be applied towards the balance of the rent. Whether or not rent has been paid in full, the Initial Reservation Payment of 25% of total trip cost becomes non-refundable, 180 days in advance of arrival. You will be asked to pay the initial reservation payment by Credit Card at the end of this online booking process.

FINAL PAYMENT: The balance of the rent is due 120 days before you arrive. Please mail check for final balance to P.O.Box 2868, Gulf Shores, AL 36547-2868. Final Payment is made by check. The payee information and address will also be on your confirmation email that will be emailed to you. If you are booking this within 120 days of arrival, the total amount is due at time of booking.
