The West side of the development will feature 12 bedrooms , 11.5 baths, PRIVATE heated 24X15 concrete pool in Southside deck, elevator, stainless gas grill, handicap roll in shower, and nearly 7000 ft.² of heated and cooled space. This property is located on a LARGE double lot, which is why the structure can be so large. The South decks will also feature a large privacy wall, so guests will have total privacy between the units and have their own private heated gulf front pool and private grilling area.

The West side of the property will sleep up 20-36 guests comfortably in beds. The kitchen will feature 3 dishwashers, 3 full size refrigerators, multiple ovens, two separate cooktops and two free standing Kitchen-aid ice makers, in addition to the ice makers in the fridge freezers.

The FIRST floor will feature a LARGE gulf front deck with a HEATED 24x15 concrete pool built into the deck, which will offer AMAZING GULF FRONT VIEWS! The deck will also feature a large area to layout, as well as a large 35 ft. x 8 ft. covered area off south side of den, plus a built in covered grilling area with stainless gas grill. Once inside, there will be a large den and dining area. The entire first floor will have 11 foot tall ceilings and the den with have 2 large sets of sliding glass doors, each set of sliders will be 9 ft. tall and 10 ft. wide, so guests will have amazing gulf views from the den, kitchen and dining area. The first floor will have 3 bedrooms in addition to the den, dining area and kitchen. The North-East bedroom will feature two queen beds and a full private bath (Sleeps 4), the middle bedroom will feature two sets of Twin XL bunks, (Sleeps 4) and there will be a half bath outside this room with bunks. The North-West bedroom will feature a full private bath w/ roll-in handicap assessable shower and king bed. (Sleeps 2).

The SECOND floor will feature 5 bedrooms, the 2nd floor will also have a large laundry room with two sets of full sized washers and dryers and well as another game/den/sitting area. The two Gulf-Front bedrooms will both have one king bed and an 8ft x 15 ft covered private gulf front balcony as well as a private bath in each room (Each room sleeps 2). The North-East bedroom on this floor will have one king bed and a private bath (Sleeps 2), the middle bedroom on this floor will have two sets of twin-XL bunks (Sleeps 4) and a full bath across the hall. The last bedroom on this floor, the North-West bedroom will have 2 queen beds (Sleeps 4) and a full private bath. All 5 bedrooms on this floor have full baths.

The THIRD floor will feature 4 more bedrooms with another game room/den/sitting area. The two Gulf-Front bedrooms will both have one king bed and an 8ft x 15 ft covered private gulf front balcony as well as a private bath in each room (Each room sleeps 2). The North-East bedroom will feature 2 kings beds (Sleeps 4) and a private bath, and the North-West bedroom will feature 2 queen beds (Sleeps 4) and a private bath. There are 4 full baths on the top floor.

The house will sleep up to 36. The first floor will sleep up to 10, second floor will sleep up to 14, and the third floor will sleep up to 12. This home is perfect for groups from 20-36. This home is located in a great location only appx 2.1 miles West of HWY 59 in Gulf Shores.

(CANCELLATION POLICY: Our cancellation fee is 10% on base rate before fees, then between 120 to 179 days prior to scheduled arrival the first payment of 25% is non-non-refundable , and under 120 days prior to schduled arrival all payments are nonrefundable. Trip insurance can be added for 6.9% if you think you may have to cancel. )

Cancellation Policy
CANCELLATION POLICY: A (180) day notice is required for cancellation. Cancellations that are made more than (180) days prior to the arrival date will incur a flat 10% cancellation penalty on the base rental amount before fees, but cancellations made less than (180) days prior to arrival date will forfeit the full 25% initial reservation payment. Cancellations or changes that are made within (120) days of the arrival date, will result in forfeiture of full payment. This includes the initial reservation payment, rent, taxes and fees.

·Please note: our cancellation policy does not provide refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations and similar events that can affect your trip.

·NO REFUNDS: are issued for cancellations or early departure due to inclement weather or personal circumstances inside the cancellation date range. Guests purchasing travel insurance should consult their insurance provider directly to see if they qualify for a refund.

We strongly suggest that you purchase travel insurance.

TRAVEL INSURANCE: Travel insurance is available through our online booking site. Travel insurance is the sole responsibility of the guest.

Deposit Policy
INITIAL RESERVATION PAYMENT: An initial reservation payment in the amount of 25% of the entire trip cost including base rent and all fees is payable at the time this lease is booked and will be applied towards the balance of the rent. Whether or not rent has been paid in full, the Initial Reservation Payment of 25% of total trip cost becomes non-refundable, 180 days in advance of arrival. You will be asked to pay the initial reservation payment by Credit Card at the end of this online booking process.

FINAL PAYMENT: The balance of the rent is due 120 days before you arrive. Please mail check for final balance to P.O.Box 2868, Gulf Shores, AL 36547-2868. Final Payment is made by check. The payee information and address will also be on your confirmation email that will be emailed to you. If you are booking this within 120 days of arrival, the total amount is due at time of booking.
